Consulting

A personal walk-through of the property, professional conversation with

the owner of likes, dislikes & budgets, and a comprehensive write up of

the consult with ideas for staging or design: including a color-pallet     

wheel examples of furnishings and/or décor with sources, fabric choices (textures)
and a room layout guide.

• Burlap & Buttons : Three rooms $99 (regularly $199)

• Linen & Lace : Whole home consult (interior) $249 (regularly $549)

• Bricks & Mortar: Exterior Only including entertainment spaces $79 (regularly $149)

• Velvet & Pearls: Whole home including exterior $299 (regularly $599)

   e-Consult is 20% less list price;  additional items include a pintrest board of ideas

For true home staging, we have furniture and all the accessories needed to establish a great look:
Furniture is rented by the room as needed, monthly--with a two month minimum

A quote is given based on needs and is agreed upon with deposit before work is initiated.

Please keep in mind that home-staging is used mostly as a basic update or an additional way to market and sell a home. While the home-owner’s taste is taken into consideration, staging is used to create wide-appeal and help others (in case of selling a home) to vision themselves living in the space. 

We pride ourselves in eyeing a home’s value and being able to display that through staging and design that will assist in creating more $$$$ for the bottom line.  A home’s first reduction while on the market (and not selling) is typically much higher than the cost of staging.

Example:  3 BR/2 BA Home listed at $229,000.00 can be staged for $299--$1900 ($2660.00 value)  With furniture for two months--$5900 ($7460.00 value).  Whereas, a first reduction on the home, while sitting on the market, would cost on average $10,000 to $22,900.  Staging can save you thousands of dollars and add value to your property.

Design Our design service always keeps the client in mind. From personal selections of furniture and art down to the paint colors and hand-picked accessories.

Start with a level from our consult chart and leave it all up to us. 
 A formal presentation will be given pertaining to the design with fabric, flooring, paint and furniture samples shown.  The staging fee is added to ensure the room(s) is put together perfectly with all the finishing touches. 

Sourcing and buying furniture is completed for you on an hourly fee basis and billed bi-monthly.  If the items can be sourced though our Retail Site, A Southern Co. com or through a “to-the-trade” company, a 30% discount will be passed along to you as a valuable client.

If additional services are needed, such as:  minor construction, replacing counter-tops, flooring needs or landscaping, we will include this in our initial consult.  No Hidden Costs.  As an added bonus consultative fees will be deducted from the final bill as a thank you to our Full design service clients.
